Our design process is easy.
Ordering plans:
When ordering one of our plans you need to provide Sierra Pacific Home Designs your name, address and a parcel map of your property. Some building jurisdictions/subdivisions require a topographic survey of your lot. Sierra Pacific Home Designs does not provide this service but will need the survey prior to development of the Site Plan. This topographic survey can be performed by a Surveyor or Civil Engineer in your area. We do the rest! We will provide you plans ready to submit to your local Building Department. Outside of the greater Sacramento area,the only thing you need will be roof truss calculations from a local truss manufacturer.
Modifications:
Sometimes our plans are everything you are looking for except for a few changes. No problem! We will work with you to modify any of our existing plans to fine tune the home of your dreams. We will then provide you with plans ready to submit to your local Building Department. With this process, additional fees may be necessary depending on the amount of changes. We will work with you to keep these additional fees low.
Custom design:
Sierra Pacific Home Designs can also start from scratch with you to create the custom home of your dreams! We have specialized in specific custom home design for the past fifteen years with homes ranging in size from 1,500 square feet to over 12,000 square feet. With information provided by you, we can custom design to your specifications.
Other things you should know when you order plans:
Per the California State Business Code of Professionals, a separate agreement will be provided to you explaining what the services of the Engineer for your Structural Design Calculations includes. You will need to approve and sign this agreement. Outside of the greater Sacramento area, you will need roof truss calculations from a local truss manufacturer. Within the greater Sacramento area, truss calculations will be provided with my services
